Protection
What sits between your capital and the ordinary problems of owning a house.
Not a guarantee — HOS is explicit that they cannot and do not guarantee investor performance. What exists is a reserve, and an operating team that carries the work.

The reserve
Funded on every closed opportunity, not on request.
A portion of HOS's revenue on each closed opportunity funds the Investor Support Reserve, which is available to cover mechanical or legal expense arising during a term.
What the reserve is for
- · Mechanical expense arising during a term — the failures a house produces on its own schedule.
- · Legal expense where a tenancy or an enforcement process requires it.
It is a reserve, not an insurance policy and not a return guarantee. HOS does not promise a specific outcome from it.
What "completely hands off" covers
- · Rent collection, chased and allocated
- · Property management for the whole term
- · Tenant defaults and the arrears process
- · Maintenance coordination and supervision
- · Legal documentation and any legal process
- · Monthly cash flow payments and quarterly reports
The initial deposit toward the tenant locator fee starts from $1,000.

Risk
Every investment carries risk. Here are the ones HOS names.
All investments, including real estate, are speculative in nature and involve substantial risk of loss. HOS cannot and does not guarantee investor performance.
Economic downturn and unemployment
A weaker economy or job loss can affect a family's ability to keep paying.
Tenant default and vacancy
A default or a departure mid-term interrupts cash flow.
Interest rate and financing changes
Rate moves and lending changes affect both carrying cost and the exit.
Regulatory and compliance cost
Rules governing residential tenancy and lending can change.
Property illiquidity
Real estate cannot be sold quickly at a known price.
Natural disaster
Physical damage to the asset.
Market competition
Competition can affect acquisition price and demand.
